1. Location Matters More Than You Think
On a map, almost everything in Koh Samui looks close. In real life, it is a bit different.
It is worth checking not just how many kilometres separate the villa from the beach, school or workplace, but also what the road is like.
Is the villa on a steep hill? Is the road comfortable in the rain? Can you reach it easily with a regular car? How long does it actually take to get to the supermarket, school, restaurants and beach?
For anyone planning to live here permanently, these things affect quality of life every single day.
2. Don't Rely on Photos Alone - Check the Build Quality
A villa can look great in photos and still be far less pleasant to live in.
Koh Samui has a tropical climate, high humidity and heavy rain at certain times of year. That is why build quality and maintenance are especially important.
When you visit a villa, check the condition of windows and doors, air conditioning, water pressure, electrical system, drainage, signs of dampness, pool condition and overall maintenance quality.
A home that was built and maintained properly can save a great deal of trouble and headaches down the line.
3. Water and Electricity - Questions Worth Asking in Advance
This may not be the first thing you think about when you see a beautiful pool and a spacious living room, but for anyone living in Koh Samui long term, it is a very important topic.
Where does the water come from? Is there a private well or does the property rely on external water supply? Is there a filtration system?
What happens in the event of a power outage?
And what exactly is the rate charged to the tenant for electricity and water?
These are simple questions worth getting clear answers to before signing.
4. What's Actually Included in the Price?
Two villas advertised at the same monthly rent do not necessarily cost the same at the end of the month.
Before comparing prices, check what is included in the rent: pool maintenance, garden care, internet, water, maintenance services and repairs.
It is also worth finding out who handles problems when something stops working and how quickly you can get service.
In a long-term rental, good service and maintenance are worth far more than what things look like on the day you get the keys.
5. Who Is Behind the Property?
This is a question we believe is worth asking in every long-term rental.
Who are the owners or the company managing the property? Is there someone local you can talk to if there is a problem? Who is responsible for maintenance?

Not every villa that is great for a holiday is also a good home for a family.
